AirBnB Superhost Managers

Modern Host BNB AirBnB Services

Superhost AirBnB Managers

As a host on AirBnB, your objective is to maximize your profit, while providing great accommodations to guests. AirBnB isn’t the company that pays your expenses and your mortgage/ rent. It’s the guests that book your short-term rental, that are your true clients. As an Airbnb host, and a Airbnb Management company you should be striving to become a SuperHost, instead of just a regular host

This is no easy thing to accomplish though for a regular host, let alone a professional Airbnb Management company. There is a lot of moving parts to achieve SuperHost, and a lot of metrics that Airbnb wants you to hit, in order to achieve this elite status. Realistically speaking, a study done by AirDNA showed that only 8% of all professional managers are able toa chive SuperHost status. This means, that not all management companies are built the same, and operate the same. The elite, cream of the crop, will work 24/7, managing your property for you, if they want to achieve this status.

Many people ask us, why this is important. Why is SuperHost status such an important thing to have when picking what management company to work with. Simply said, it’s because SuperHost can make you so much more money. As a professional management company in many cities like Calgary, Edmonton, Toronto, Los Angelos, Drumheller, Canmore, and Oceanside (Oregon), we focus on a performance metric called RevPAR. Working with AirDNA, we can see that SuperHost are able to achieve 21% higher RevPAR then regular hosts. SO, let’s calculate the math. If your SuperHost management company is charging you 15-25% management fee, but able to achieve you on average 21% higher RevPAR, then essentially, they are paying for themselves. The higher RevPAR they can bring in, pays for their management fee. This in turn, gives you free, and professional, management services to use for your income property. RevPar is critical to understand when evaluating property performance

AirBnB criteria for SuperHost status is fourfold. Cancelations, reviews, trips hosted, and response rates. The hardest one to achieve is maintaining a stringent all around 4.8 out of 5 score for your ENTIRE Airbnb profile. The more properties you get, the more is out of your control, and the harder this becomes. It’s very important to check the Airbnb management companies’ real profile, with all their listings. Sometimes, some Airbnb managers will have 2 profiles. On one they will have the bulk of their listings, and they will not be able to be SuperHost there. They will also set up a second profile, with a select few premium and hand-picked properties there, and they will get SuperHost there. They will present this profile to you and show it as an indication of their all-around success. But this is not the case, and in most cases, they will not place your property under the SuperHost account. Your managed Airbnb rental will be placed in the regular account, where your performance will be subpar, or average at best. When partnering with a short-term rental manager, you don’t want average. You want to get above average Airbnb rental performance.

SuperHost on Airbnb will get special treatment from Airbnb, direct contact lines, so they can assist guests with support faster, and their profiles will rank higher than regular hosts. That means your professionally managed Airbnb rental, will rank higher than your competitors. We all know the importance of ranking high on the internet. How often does someone visit the third page of google? Almost never, as the first two pages always scoop up the work from clients. Additionally, Airbnb guests will be able to filter in their search, to just see listings hosted by SuperHost. So, your non SuperHost listing, won’t even show up then at all.

We are one of the 8% of Airbnb Managers you can hire, that has achieved SuperHost status, and one of the 8% of Airbnb hosting companies that can get you 21% more RevPAR for your investment. At the end of the day, you are leaving money on the table if you choose not to work with a profession management company like ours, who is SuperHost with AirBnB
