Yes. Linen exchange is part of every Three North Clean turnover, which is included in ThreeBNB's 15% all-in management fee. Owners don't pay a separate linen fee.
What if my property doesn't have an in-unit washer-dryer?
Not a problem. Our rotation model removes used linens at checkout and brings in commercially laundered replacements. You don't need laundry at the property for this to work.
What standard are the linens?
We use hotel-grade cotton linen sets — durable, professionally laundered, and consistent across the portfolio. Worn or stained items are retired and replaced, not patched and recirculated.
How do back-to-back same-day bookings work with linen?
Our rotation model is designed for same-day turnovers. Because we bring fresh laundered sets to every clean rather than washing on-site, there's no timing constraint from a wash cycle. A 10am checkout and a 3pm check-in works cleanly.
Can guests request additional towels or linens?
Yes. Guests can request extras through our 24/7 guest communication channel. Standard sets are staged for every stay; additions are handled as a same-day or next-day service request.
